New Protections For Mobile Home Renters On Long Island

Tenants renting a manufactured or mobile home on Long Island are getting more protections under New York State’s newest tenant law passed this summer.

The Housing Stability and Tenant Protection Act of 2019 was signed by Governor Cuomo in June and listed major changes in regulations for both tenants and landlords.

It came with a few key provisions added to ease the burden on those living in manufactured or mobile homes. It reels in rent increases, sets up rules protecting those renting to own, and guards against evictions from parks due to changing land use.

State Assemblyman Fred Thiele represents East Hampton, Southampton, Shelter Island and parts of Brookhaven. He’s been advocating for these new rules for years.

“Those who live in a mobile home or reside in a manufactured home, they really don’t have any options. It’s an unlevel playing field. Unlike the typical landlord-tenant situation, if the rent is too high, you know, you just can’t pack your bags. You’ve got your house. People own their homes, but they lease the land on which their homes are located.”

Almost a thousand people in Suffolk County live in a rented manufactured or mobile home, according to the latest American Community Survey data.
